Davis, CA: what to know before you buy or sell

Davis incorporated on March 28, 1917, and it is a university town in the literal sense: the campus is not a feature of the place, it is the reason the place exists in its current shape. That shapes who owns houses here, who rents them, and how a sale tends to run at both ends.

WHO OWNS HOUSES HERE

A lot of Davis property is held for reasons other than living in it.

Because the campus anchors demand, a meaningful share of the housing stock is owned by people who are not resident in it. Long-held rentals. Houses bought for a family member studying there. Properties inherited from parents who bought decades ago.

That produces a particular kind of seller: someone who has owned the house for years, does not live in the region any more, and is tired of managing it from a distance. It also produces a particular kind of buyer, and both of them have to answer the same question first, which is whether the property is being sold with tenants in it.

IF YOU ARE BUYING IN DAVIS

The questions are about tenancies and records, not paint.

A house you have not seen recently is not automatically a difficult purchase. The address, the last known condition and roughly what has changed are usually enough to have a real conversation about it, and the same goes for a house that comes with someone living in it.

What decides those deals is paperwork rather than condition. Leases, deposit accounting, notice requirements and the authority to sell are all reviewed before anything else moves. Nothing about that is unusual, and none of it is something I would advise you to work out on your own.

IF YOU ARE SELLING IN DAVIS

This is a city where the market does most of the work, and the pricing still has to be right.

Sellers here are usually holding real equity, and that is worth protecting rather than guessing at. Exposure to the whole buyer pool is normally how equity gets captured, which is an argument for preparing and listing rather than for a quick private sale at a number nobody tested.

I am not going to tell you what your house is worth before I look at it, and I am not going to tell you a figure that assumes the best comparable on the street. What you get is the number with the sales behind it, including the ones that argue against the number you were hoping for.

QUESTIONS I GET ABOUT DAVIS

Straight answers.

I rent the house out. Can I still sell?

Yes, and it is common here. Leases, notice requirements and tenant rights all need to be reviewed first, and you should get independent legal advice about your own situation. What I do is sequence the sale so it does not collide with whatever notice period applies.

I inherited a Davis house from a parent. Where do I start?

With the address and whatever documents you have. The first questions are usually about your authority to sell rather than about the condition of the house, and those get answered by looking at paperwork, not at the property.

Should I list it, or sell it privately and quickly?

In this city, listing normally produces the higher number, and I will say so plainly. A private sale is a reasonable choice when certainty and timing matter more to you than the last few points of price. What I will not do is pretend the two are equivalent.

NEXT STEP

Talking about a house in Davis.

Send the address and you will get what it is worth, the sales it was priced against, and the honest answer about which route suits you. Both of those are free to ask, and neither commits you to anything.

A comparative market analysis is a licensed agent’s opinion of value based on recent sales, current competition and the condition of your home. It is prepared for marketing purposes and is not an appraisal, which under California law must be prepared by a licensed appraiser. No analysis can promise what a buyer will pay.

MARKET REPORT

What the market in Davis is doing.

Windermere publishes a market report for this area every month: sales activity for the prior month and the year to date, broken out by price range. This is the report for single family homes, and it is the current edition rather than a copy taken at some point in the past. It opens with the month it covers and the figures behind it.

Published by Windermere Real Estate. Statistics compiled by Burrow Services, Inc. for the benefit of Windermere Real Estate. Days on market, average prices and rates of appreciation are for reading trends, not for pricing a house; MLS reporting rules mean the data may not capture every sale. It is a starting point for a conversation, not an appraisal, and an appraisal of your house is a different thing.
