Windermere Real Estate publishes a monthly market report for every area in this region, and the current one for each area I work in is on that area page, embedded so it opens in place. They cover the same things: how many homes sold, how long they took, what they sold for, and how the year is running against last year. Read the one for your area before we talk and you will already know most of what I would have told you.

Where these numbers come from.
The reports are published by Windermere Real Estate, with statistics compiled by Burrow Services, Inc. for the benefit of Windermere Real Estate. They are not mine, I do not adjust them, and the monthly edition in the frame is the current one: the embed is live, so it updates on its own.
A market report describes an area. It cannot price your house. Two houses on the same street are not the same house, and the report has no way to know about your kitchen, your lot or the work you have done. That is what a valuation is for, and it comes with the comparable sales attached so you can check it.
