What this website is
This site lets people ask what their home is worth, ask a question about buying or selling, and start a conversation with a licensed agent. It is an invitation to start a conversation, not an offer, a promise, or a contract. Nothing on this site is an offer to list, sell, or buy any property.
No agency relationship is created
Kevin Lucano is a California real estate licensee and a REALTOR®, his DRE license number is 02430847, and his responsible broker is Windermere Signature Properties. Reading this site, sending a form, calling, or asking for a home valuation does not make him your agent, does not create a fiduciary duty, and does not give him the right to represent you. An agency relationship arises only under a written agreement that you sign. Until you sign one, you are not represented by Kevin Lucano or by Windermere Signature Properties.
Kevin also runs a separate property acquisition business, Lucano Buys Houses, which buys houses directly as a principal. That business is separate from his licensed practice. If it buys a property directly, it is acting as a buyer and not as the seller’s agent, and that is never the same transaction as a representation.

A comparative market analysis is a licensed agent’s opinion of value based on recent sales, current competition and the condition of your home. It is prepared for marketing purposes and is not an appraisal, which under California law must be prepared by a licensed appraiser. No analysis can promise what a buyer will pay.
If you need to know what a property is worth on the open market, hire a licensed appraiser or talk to a broker about listing it.
