It is prepared for marketing purposes and is not an appraisal, which under California law must be prepared by a licensed appraiser. No analysis can promise what a buyer will pay.

- What you know about the condition, including work that is unfinished.
- Whether the house is empty, occupied, or rented out.
- Your rough timing, even if it is a year away. It changes what I would advise.

Is this the same as an appraisal?
No, and the difference matters. An appraisal is a licensed appraiser’s formal opinion of value, prepared under state requirements, and it is what a lender relies on. What I prepare is a comparative market analysis for marketing purposes: recent sales, current competition, your home’s condition and adjustments between them. It is the same kind of analysis I would use to price your listing.
Why do you ask for the address before giving a number?
Because a number without the address is a guess, and you would be right not to trust it. What a house is worth depends on the street, the lot, the condition, the updates and what has actually sold nearby. The address is what makes the answer specific to your house instead of a citywide average.
Is this actually free?
Yes. There is no charge and no obligation. You are also not signing anything to receive it, and I will not ask you to list with me in order to get it.
Will you tell me if my house is worth less than I hoped?
Yes, and that is the point of asking. An inflated number is not a favour to you: it leads to a listing that sits, a price reduction, and a worse outcome than pricing correctly from the start. I would rather have an uncomfortable conversation now than an expensive one three months from now.
What if I am not selling for a year or more?
That is a perfectly good reason to ask, and nothing about the request assumes a timeline. Knowing your number early is how you decide what to fix, what to leave alone, and whether moving is worth it at all.
