SELLING, START TO FINISH

Selling is a sequence of about six decisions, and most of the strain comes from not knowing which one is in front of you. Here is the order they arrive in.
Find out what it is worth
A comparative market analysis with the comparable sales shown, so you can check the work instead of taking a figure on faith.
Choose your route
List it on the open market, or take a direct offer through my separate buying business. Both numbers get priced, including the one that is worse for me.
Prepare what earns it back
The work that removes a real buyer objection, and permission to skip the rest. A full renovation before selling usually does not pay for itself.
Go to market
Photography, listing, showings, and the first two weeks, which set the price buyers remember.
Review the offers
Not only the number. The deposit, the financing, the contingencies, the closing date, and what you actually keep after costs.
Escrow and close
Inspections, appraisal, disclosures and deadlines, ending on the day the keys change hands.

Buying is the half of this job where the work happens before you make an offer. Six steps, and the first two decide everything that follows.
Get your money ready
What you have for a down payment, what the closing costs add on top, and what you would keep in reserve. Those are three different numbers.
Get pre-approved
The letter a seller takes seriously, and the ceiling you should actually shop under rather than the one a lender is willing to approve.
Search and tour
What is listed, plus anything shared between agents before it reaches the public sites. You will reject most of what you see, and that is the process working.
Make an offer
An offer is a set of terms, not a price. The deposit, the financing, the closing date, and the contingencies you are keeping.
Inspections and appraisal
Your one clear look at the house, and the lender’s independent opinion of what it is worth. Most renegotiation happens here.
Close and get the keys
Signing, funding, recording, and the final walkthrough before the house is yours.
THE COMPARISON I WOULD WANT IF I WERE YOU
Two ways to sell. I get paid on only one of them.
This is the part where you should be sceptical of me, because a listing is how an agent gets paid and a direct purchase is how my other business spends money. So here is both, including the number that is worse for you.

Should you fix the house up first?
Sometimes the answer is yes, and it is narrower than most sellers expect. Work that removes a real buyer objection usually earns its cost back. A full renovation before selling usually does not, because you are building it for somebody else’s taste.

- The number, even when it is not what you wanted. An inflated figure is not a favour to you, and it is the most common way a listing fails.
- Both routes priced. I will run the listing and the direct-purchase comparison, including the case where the direct number is the smaller one.
- The buyer’s side held to the same standard. What a house is worth to you, what has actually sold nearby, and the protection you keep in the contract.
- An opinion you are free to ignore. No time-limited pricing, no pressure, no obligation to list with me.
- Your information, handled properly. You can ask me to delete it and stop following up at any point.

Are you a real estate agent or a house buyer?
Both, in two separate businesses, and the distinction is worth being clear about. Kevin Lucano, REALTOR®, DRE #02430847, with Windermere Signature Properties, is the representation side and it is what this site is for. Lucano Buys Houses is a separate property acquisition business that buys houses directly. They are never the same transaction, and you are never pushed from one into the other.
Which one is better for me?
It depends on the house, the market, your timeline and how much work you want to take on. A strong listing normally produces a higher price. A direct purchase removes repairs, showings and waiting. The right answer is usually visible once you have an honest number for both, which is what I will give you.
Do I have to work with you to get an answer?
No. You can request a valuation, read everything on this site, and decide a year from now. Nothing here is time-limited and nothing expires.
How is my information handled?
It is used to answer your question and to follow up with you about it, and you can ask me to delete it and stop contacting you at any time. The privacy policy has the detail.
What areas do you work in?
The Greater Sacramento Region. If you are unsure whether your city is included, send the address and you will get a straight answer.
What does it cost me to talk to you?
Nothing. There is no charge for a conversation or a valuation, and no obligation to hire me. Brokerage compensation is negotiated between you and the brokerage and is set out in a written agreement before anything is signed. No rate is quoted on this page.
