The first conversation is a consultation, not a pitch. It takes about half an hour, there is nothing to sign, and you will leave it knowing more about your own position than when you arrived. Some people have that conversation and then wait a year. That is completely fine.

You will leave knowing what you are shopping for, roughly what it costs, and where the mismatch between the two is. Most buyers arrive with a list of ten requirements and leave with three that actually matter. That is the whole point of the conversation.

What happens in a buyer consultation?
We talk about what you are looking for, what you can spend, how the financing side looks and when you need to move. Then we agree on what we are actually hunting for, which is usually narrower and clearer than where the conversation started.
Does the consultation commit me to anything?
No. There is no agreement to sign to have the conversation, and no obligation to keep working with me afterward.
Should I get pre-approved before we talk?
It helps, and it is not required to have the first conversation. Being pre-approved changes how a seller reads your offer, so it matters long before you fall for a house. I can point you to lenders if you do not have one, and the choice of lender stays entirely yours.
