Natomas is a single name covering two housing markets, and Interstate 80 is the line between them, so the freeway decides which one you are shopping in. North Natomas and South Natomas were not built in the same decades, and they do not compete for the same buyer.
I represent buyers and sellers across the region, and this is one of the areas I get asked about most, partly because it is the only place on my list that is not a city at all. Here is what it is actually like, including the parts that send people elsewhere.
Start with the freeway, because almost everything about living here runs through it.
THE FREEWAY IS NOT A DETAIL, IT IS THE MAP
North Natomas was farmland on the Sacramento River floodplain until the mid-1990s, when it was built out quickly with houses, offices and retail. South Natomas came earlier, in residential subdivisions from the 1950s through the 1980s. Two houses ten minutes apart can differ by thirty or forty years.
That has a practical consequence. In North Natomas the roof, the furnace and the water heater tend to reach the end of their lives together, because they were installed together. In South Natomas the stock spans decades, so two similar houses can be very different purchases. An average across both is an average across two markets.
THE FLOOD QUESTION HAS AN ANSWER, AND THE CITY WROTE IT DOWN
Natomas is a historical floodplain and it is subject to flooding. That is not a rumor, and the City of Sacramento keeps a floodplain page that lays the recent history out plainly.
After the Army Corps of Engineers re-evaluated the levees, FEMA remapped the Natomas Basin into a floodplain in December 2008 under an AE designation, requiring structures to be elevated or flood-proofed up to 20 feet in some areas. The city calls what followed a de facto building moratorium. On June 16, 2015 the city obtained a new flood insurance rate map giving Natomas an A99 designation, an interim zone that is still high risk but allows construction.
The levee work behind that is real and still going. SAFCA, the Sacramento Area Flood Control Agency, describes the basin as surrounded by 42 miles of levees protecting it from the American River, the Sacramento River, the Natomas Cross Canal and the Natomas East Main Drain Canal. The Corps determined in 2006 that the basin had less than a 100-year level of protection because of deep under-seepage. By 2013 SAFCA and the state had completed 18.3 of those 42 miles, and in 2019 the Corps began the additional 24 miles needed for a minimum 200-year level. Until it is finished, owners with a federally backed mortgage still need flood insurance, and that is checkable for a specific address rather than guessable for an area.
THE PARKS AND THE DRAINAGE SYSTEM ARE THE SAME SYSTEM
In Natomas the big parks do double duty as detention basins. The North Natomas Community Park is a 39-acre joint-use park and detention basin at 1839 North Bend Drive, with baseball fields, a bicycle trail, playgrounds, lighted tennis courts, a nature area, soccer fields, volleyball courts and two pieces of public art. It is a park and a piece of flood infrastructure in the same footprint.
The larger one is the North Natomas Regional Park, 212 acres across two addresses: a lake and detention basin at 4989 Natomas Boulevard, and the ball field complex and dog parks at 2501 New Market Drive. It carries a little league field, a youth softball field and a senior baseball field, bikeways along the detention basin and canals, and a large and a small dog park. Add a 7-acre nature area, a community center and an aquatics complex with a 25-yard pool and a 50-meter pool.
THE SCHOOL DISTRICT IS ONE UNIFIED SYSTEM, AND IT MAPS BY ADDRESS
Most of Natomas is served by the Natomas Unified School District, a single K-12 district rather than a patchwork of elementary and high school districts. Small portions fall to Twin Rivers Unified.
A unified district gives you one system, one calendar and one set of schools to weigh. The catch is that assignment still runs on your address, and the district publishes a school locator and capacity information, so the answer is checkable rather than assumed. If a school is why you are looking at Natomas, say so at the start.
YOU ARE BETWEEN TWO INTERSTATES AND AN INTERNATIONAL AIRPORT
Natomas is one of the region’s retail and employment centers rather than a bedroom community. The Promenade at Sacramento Gateway, Natomas Marketplace and Park Place Shopping Center are all here. Sacramento International Airport sits inside Natomas as Sacramento County draws the line, run by the county’s Department of Airports.
Interstate 5 and Interstate 80 are why a lot of people live here and work somewhere else, and that access is also why the traffic pattern at a given hour is worth checking before you commit to a commute. One landmark is gone, if your mental map is a few years old: ARCO Arena, later Sleep Train Arena, the former home of the Kings, was demolished in 2022.
THE COMPARISON I REACH FOR, AND WHERE IT STOPS WORKING
The closest ordinary thing I can think of is shopping for a used car by the badge instead of the model year. Natomas is the badge. Two cars wearing it can be thirty years apart in everything that decides what they cost to own.
That gets you to the right question and then hands you a problem. A car carries its model year on a plate you can read from outside, and a house does not. In South Natomas a 1965 house and a 1980 house can share a lot size and a roofline, and the difference only turns up in the permit history and the inspection report. So the comparison is useful and incomplete, which is roughly the point.
WHAT I WOULD WALK THROUGH WITH YOU BEFORE YOU OFFER
None of this rules Natomas out. It is a reason to know which address you are buying.
- Which side of Interstate 80. North and South are different markets and different vintages.
- The flood zone for that parcel, in writing, and what the lender will require.
- The attendance area for that house, not the neighborhood name.
- The commute, at the hour you would actually drive it.
- Whether the systems were all installed at once, which in North Natomas they often were.
Two places to start. The Natomas area page carries the local specifics and both market reports, and the buying process page walks the order things happen in.
Question for you: when you picture moving to Natomas, which side of that freeway are you picturing? Answer that and I can tell you whether the neighborhood you have in mind is the one you are describing.
WHEN YOU ARE READY
Let’s talk about what you want in an area.
Send me the areas you are considering and what matters most to you. I will tell you what each one is actually like, including the parts that argue against it. Nothing is committed by asking.
