More homes for sale is good news, and it cuts both ways.

Standing inventory across the Greater Sacramento Region has been running higher than it was a year ago, and if you are shopping for a home, that single fact matters more than almost anything else in the monthly numbers. More homes on the market means more room to breathe, and after a few years of feeling like the last one to the door, buyers have earned a little breathing room.

Here is the honest frame first. More inventory is genuinely good news, and it does not mean what some sellers fear it means. The market did not turn against them. It turned toward the people who have been waiting, and both things can be true at once.

THE MARKET DID NOT STOP, IT JUST SLOWED DOWN

Sales have been below normal for an unusually long stretch, and it would be easy to read that as a market in retreat. The better reading is that the fever broke. New open escrows, the deals that buyers and sellers agreed to in a given stretch, have been ticking up both month over month and year over year, which is not what a frozen market looks like. Buyers are still making offers. They are simply making them on their own schedule, with their own conditions, rather than in a sprint against five other people.

WHAT HIGHER INVENTORY ACTUALLY GIVES A BUYER

Choice is the headline, but choice is not the whole gift. When the region is carrying roughly a couple of months of supply, and that is close to what a pre-pandemic fall looked like, buyers recover three things they had lost. They can see more than one house that fits. They can put conditions back into their offer without being laughed at. And they can walk away from a home that is wrong for them without feeling like they will never see another. New listings have been coming in near a steady pace, which is part of what keeps the region balanced instead of tipping hard one way or the other.

THE RATE DIRECTION IS THE OTHER HALF OF THE STORY

Inventory is only half of it. Mortgage rates have been trending in a more favorable direction than they were a few years ago, and that softening is what convinces people on the fence to move. A buyer who was priced out when rates were at their peak is looking again. A seller who was holding a low rate on a house that no longer fits is doing the math on letting it go. Neither group moves on inventory alone. They move when the payment they are looking at finally makes sense, which is why the rate picture and the supply picture have to be read together. If you want the moving target, the rate board is updated as the market moves.

WHY A SELLER SHOULD NOT READ THIS AS BAD NEWS

More homes for sale sounds like more competition, and in a sense it is. But a market with steady sales and stable prices is a market where a well prepared listing still sells, and sells on terms both sides can live with. Homes have been taking a little longer to sell and closing a touch under the asking price, and that is the honest trade of a balanced market. The upper end shows the same pattern with more of everything, more inventory and more activity at the same time. A seller who prices to the market in front of them, instead of the one from three years ago, is not competing against a flood. They are competing against a handful of neighbors who are still guessing, and that is a winnable contest.

THE COMPARISON I REACH FOR, AND WHERE IT STOPS WORKING

The closest ordinary thing I can think of is a reservoir refilling after a long dry spell. The level comes up, the shoreline moves back, and suddenly there is water where there used to be cracked mud. Anyone who lived through the dry years feels the relief immediately.

That gets the relief right and the source wrong, and the difference is the point. A reservoir fills from rain you can measure in inches, and the forecast tells you roughly what is coming. A housing market fills or drains on how people feel about the next few years, and that feeling can turn in a week on a headline nobody predicted. So enjoy the higher water level for what it gives you now, and do not assume the rain is guaranteed.

WHAT I WOULD TELL YOU TO WEIGH

  • If you are buying, the leverage is real and it is temporary. More choice today does not promise more choice next spring.
  • If you are selling, price to the market you have, not the one you remember, and let condition do the arguing for you.
  • Read supply and rates together. Either one alone tells you half a story and invites the wrong decision.
  • Your own timeline beats the forecast. The market has been wrong about itself for four years running.
  • Ask what you are actually waiting for. If there is no clear answer, waiting is a decision too.

If this is your first time through the process, the calm in the current market is exactly when the learning costs the least, so the first time buyer path is worth walking through before you write an offer. Either way, start with what you can actually afford to hold, and build the rest of the plan around it.

Question for you: with more homes to choose from than you have had in years, is what you are waiting for a better house or a better feeling about the decision?
