How long does it actually take to sell a house as-is?

THE HONEST ANSWER IS THAT IT DEPENDS, WHICH IS ANNOYING

I am not going to give you a number designed to make the phone ring. “Close in seven days” is a marketing line, and if you ask the people who say it what has to be true for that to happen, the list gets long quickly.

What I can do is tell you what actually moves the timeline, in order of how much it matters.

THE FOUR THINGS THAT DRIVE IT

  • Title. This is the big one and the one nobody thinks about. Liens, old mortgages that were paid but never released, a deceased owner whose estate has not been sorted, a trust that was never updated. Any of those can add weeks on their own.
  • Vacancy and access. An empty house I can walk into today moves faster than an occupied one where we need to coordinate a time. A tenant-occupied house with a lease moves slower, and that is a legal fact, not a preference.
  • Condition surprises. Anything discovered during the walkthrough that changes the repair estimate changes the offer, and that means another conversation.
  • Your own readiness. If the paperwork, the decision, and the people involved are all lined up, everything moves. If one spouse has not seen the offer yet, that is the timeline.

WHAT YOU CONTROL AND WHAT YOU DO NOT

You control access, responsiveness, and getting the people who need to agree into the same conversation early. You do not control how fast a title company clears a lien or how long a county takes to record something.

The single most useful thing you can do is tell me about title complications in the first call. Not because it stops the sale, but because hiding it guarantees a delay later.

WHAT ACTUALLY CAUSES DELAYS IN PRACTICE

  • An heir who is not returning calls.
  • A lien nobody knew about until the title search.
  • A tenant who has rights and a lease, which takes as long as it takes.
  • An offer that gets renegotiated after inspection.
  • Somebody changing their mind at the last minute, which is their right and does happen.

SO WHAT SHOULD YOU EXPECT

For a straightforward house with clean title, no occupants, and a seller ready to decide, things can move quickly. Add an estate, a tenant, or a title problem and you are looking at a longer runway. I will give you a real range once I know the property, and I will update it honestly if something changes.
