Most people put off calling an agent because they cannot picture the meeting. They imagine a sales pitch, a stack of paperwork and a signature they are not ready to give. So here is what a listing consultation actually looks like, start to finish, including the exits.
Not knowing what happens next is usually worse than not knowing the number. Here is the whole sequence.
ASKING DOES NOT COMMIT YOU TO ANYTHING
Sending me your address does not start a contract. It does not make me your agent, and it does not obligate you to list with me or to sell at all. Representation begins only when you sign a written agreement, and nobody signs anything to ask a question.
It starts a conversation. That is the entire commitment.
STEP ONE, YOU SEND THE ADDRESS AND A FEW DETAILS
The request asks for the address, the type of property, its general condition and roughly when you would like to move. Add anything else you think matters. You do not need to clean, repair or organize anything first, and nobody is coming to the house yet.
STEP TWO, I DO THE HOMEWORK BEFORE WE TALK
I look at what has sold near you recently, what is on the market now and how long homes in your area are taking. I check what is publicly recorded about the property. Then I call you. We talk about condition, timing and what you want out of the sale, and this is where I ask about anything I cannot see from here.
You can ask me anything on that call, including whether you should sell at all.
STEP THREE, THE WALKTHROUGH
If it makes sense to keep going, I come to the house. I am looking at what a buyer will notice: the roof, water, the age of the big systems, additions that may not be permitted and how the house shows. I will tell you what is worth doing before you list and, just as useful, what is not. A kitchen remodel almost never pays for itself before a sale.
STEP FOUR, THE NUMBER AND THE ARITHMETIC BEHIND IT
You get my opinion of value with the comparable sales listed beside it, so you can check my reasoning instead of taking it on faith. It is a comparative market analysis prepared for marketing purposes. It is not an appraisal, which in California must be done by a licensed appraiser, and no analysis can promise what a buyer will pay.
If the number is lower than you hoped, I will say so. An inflated price feels good for a week and then the house sits.
STEP FIVE, THE PLAN AND WHAT IT COSTS
I show you how I would market the house, what the preparation would involve and what you would likely keep after costs. Brokerage compensation is negotiated between you and the brokerage and put in writing before anything is signed, so we talk about it openly instead of leaving it for the end.
STEP SIX, YOU DECIDE
Nothing has been signed, and nothing needs to be. You can list with me, ask me to change the plan, take a week to think, talk to another agent, or decide to stay put. Some consultations end with a listing agreement and some end with the owner deciding to wait a year. Both are fine outcomes, and both are information.
If you do want to move forward, the listing agreement is the first document you sign, and I walk through it line by line before you do.
THE TWO QUESTIONS I GET ASKED MOST
Will you tell me the number I want to hear? No. I will tell you the number the comparable sales support and show my work. You are free to disagree with it, and if my valuation does not suit you, we will both know this is not the right fit.
How fast will it sell? I will not promise a date. How long a sale takes depends on price, condition and the market, and once an offer is accepted, escrow commonly runs another month or so. I can give you a realistic range for your house once I have seen it.
ONE MORE THING, ABOUT MY OTHER BUSINESS
I also run a separate business, Lucano Buys Houses, that buys houses directly. It is not brokerage representation, and it is a different conversation with different terms. If you want to hear a direct number alongside the listing plan, I will show you both, including the one that is worse for me. You are never expected to take it.
Question for you: what is the part of this you would want explained before you felt comfortable starting? I am asking because the answer usually tells me what I should have written instead of this post.
